As Southern California prepares for the highly anticipated SpaceX IPO, real estate agents are buzzing with excitement about the potential economic impact. This event could mirror the transformative effect of Google’s IPO in 2004, which created over 900 millionaires. Chris Tourtellotte, managing director at LaTerra Development, remarked, "This is LA's Google moment," suggesting that the upcoming IPO could create thousands of new millionaires, significantly benefiting the local economy. Despite SpaceX relocating its headquarters to Texas in 2024, the Hawthorne manufacturing facility continues to be a vital employer in the region, boasting 7,661 employees last year. With a projected valuation of around $1.75 trillion for the IPO, real estate agents are preparing for an influx of affluent buyers. Nina Kubicek, a Los Angeles real estate agent, noted, "It's been on everyone's mind; this has been two decades in the making." Comparatively, SpaceX's offering dwarfs other local tech IPOs, including Snap’s 2017 debut, which was valued at approximately $24 billion. However, Paul Habibi, a finance and real estate lecturer at UCLA, cautioned that the financial windfall may be more concentrated around Hawthorne rather than having a city-wide impact. He explained that many long-term employees have already liquidated their equity, potentially reducing the number of newly minted millionaires. In the South Bay, real estate agents are already experiencing increased interest from SpaceX employees eager to capitalize on their private stock's impending liquidity. Dave Fratello of Edge Real Estate Agency mentioned that buyers are eager to secure contracts before the IPO influx. Furthermore, Stephanie Younger, a real estate professional focused on SpaceX employees, highlighted a significant uptick in clients seeking advice on leveraging their restricted stock for larger mortgages. Younger advised SpaceX employees to act quickly, stating, "If you are a SpaceX employee in the Los Angeles area and you have been waiting for the right signal to act — this is it. Start the search with urgency but without panic." Gio Altamura, another South Bay agent, predicted that Manhattan Beach would benefit the most due to its desirable amenities and proximity to SpaceX, with average home values reaching $3,260,960, a 5% increase from last year. While Austin, Texas, with its 1,590 SpaceX employees, also anticipates positive effects from the IPO, the ripple effects are already visible in Northern California, where high-end properties are changing hands at record prices. As the countdown to the IPO continues, anticipation grows for a significant shift in the local real estate landscape.
