
The rise of electric commercial trucks is reshaping the logistics landscape, but it also presents significant challenges for operators trying to establish adequate charging infrastructure for their expanding electric vehicle (EV) fleets. With grid limitations posing obstacles, many are struggling to find sufficient space to accommodate this growing demand. Currently, thousands of electric trucks are in operation, yet over half of commercial fleets are testing this innovative technology, as highlighted by a recent McKinsey report. One startup, EV Realty, aims to tackle this challenge by identifying underutilized areas of the grid and transforming them into charging hubs that cater to multiple fleets. Operating five charging hubs across California, strategically located near warehouses, ports, and other industrial sites, EV Realty has recently secured $75 million in funding to expand its reach. The investment round was spearheaded by private equity firm NGP, with contributions from EV Realty’s management team. This influx of capital will enable the construction of new charging facilities, including a significant 76-stall fast-charging station in San Bernardino, designed to accommodate Class 8 trucks with advanced charging technology. This new hub will feature four pull-through stalls equipped with Megawatt Charging System plugs, allowing trucks to recharge without disconnecting their trailers. Once operational, it is expected to support over 200 truck charges daily, streamlining the adoption of electric vehicles in the sector. Patrick Sullivan, co-founder and CEO of EV Realty, compares their model to that of Digital Realty, a leader in data center real estate, stating that EV Realty represents a novel infrastructure class within real estate. The company utilizes proprietary software to analyze the electrical grid, vehicle density, traffic patterns, and real estate usage to identify optimal sites for these charging stations. While some fleet operators remain cautious about transitioning to electric trucks, Sullivan notes a growing interest from those who have already made the switch, signaling a burgeoning demand for electric trucking solutions in the near future. "We see, frankly, more interest right now from the customers that have made the switch. They see the opportunity and want to do more," he stated, reflecting the optimism surrounding this shift in the industry.
