Mamdani is targeting deceptive AI-made apartment listings: 'It's called StreetEasy, not StreetHard'

In an effort to protect renters from misleading apartment listings, New York Mayor Zohran Mamdani announced a series of proposals aimed at enhancing tenant rights on Thursday. These initiatives stem from his earlier 'Rental Ripoff Hearings,' which highlighted various issues affecting renters, including black mold and fire hazards, along with the growing influence of artificial intelligence in real estate. Mamdani revealed that real estate agents and online listing platforms will now be mandated to disclose any use of AI or digitally altered visuals in rental listings. "You shouldn't have to worry whether the apartment you are viewing online is real," he emphasized, taking a pointed jab at popular listing site StreetEasy by stating, "It's called StreetEasy, not StreetHard." The proposals are detailed in the 'Rental Ripoff Report,' a comprehensive 68-page document outlining findings from the hearings. Following the implementation of these measures, New York's Department of Consumer and Worker Protection will collaborate with companies like Zillow and StreetEasy to enforce the new disclosure rule, ensuring transparency in rental listings. A spokesperson from StreetEasy expressed alignment with the mayor’s vision, stating, "We agree with Mayor Mamdani that finding a new rental in NYC should be easy, and that's why finding an apartment on StreetEasy is… easy." The spokesperson also urged users to report any potentially misleading listings. While the timeline for the AI disclosure requirement remains uncertain, the report indicates that all proposed initiatives will roll out over the next three years, albeit in phases. Realtors have raised concerns about the increasing issue of AI misrepresentation, coining the term "housefishing" to describe the phenomenon. Notably, California has already instituted similar AI disclosure laws in real estate. Mamdani's rental reform agenda, a key aspect of his mayoral campaign, includes proposals for freezing rents on stabilized apartments, with implementation set to begin in October for eligible tenants. Additional measures announced on Thursday involve universal inspections for heating complaints and streamlined rescheduling of inspections. Addressing common grievances, Mamdani stated that the city frequently hears about problems with pests, mold, and malfunctioning elevators. He assured residents that landlords would no longer be able to superficially address mold issues by simply applying a new coat of paint. Furthermore, the mayor proposed legal recognition for tenant unions and plans to digitize the tracking of landlord penalties, aiming to identify repeat offenders while simultaneously supporting responsible property owners. Cea Weaver, director of the Mayor's Office to Protect Tenants, reinforced this balanced approach, stating, "We know that not every landlord is a bad landlord, but we want to be able to find the ones that are."
