This founder just landed funding for a second go at the same problem: affordable custom home design

Nick Donahue, who grew up in a family immersed in the construction industry, has always been intrigued by the challenges of custom home design. His father's work in building homes for large developers and his mother's sales experience with big-box builders on the East Coast fueled his desire to address why customizing a home is often prohibitively expensive and time-consuming. After dropping out of NC State and relocating to the Bay Area, Donahue took the entrepreneurial plunge typical of many college dropouts in San Francisco: he founded a company aimed at solving these issues. His first venture, Atmos, went through Y Combinator, secured $20 million in funding from prominent investors like Khosla Ventures and Sam Altman, and sought to leverage technology to streamline the custom home design process. The company managed to grow to a team of 40, generating $7 million in revenue, and facilitated the design of homes worth $200 million, building 50 in total. Despite the initial success, Donahue described Atmos as ultimately becoming a complex operational business, resembling a glamorized architecture firm rather than a tech-driven solution. The situation worsened as rising interest rates led to a decline in clients who could afford their dream homes, prompting Donahue to close the company nine months ago. However, instead of stepping back, he pivoted quickly and launched Drafted, a fresh startup that is now nearly five months old. This new endeavor is markedly different from Atmos, relying solely on AI-driven software to create residential floor plans and exterior designs swiftly. Users can input their preferences, such as the number of bedrooms and square footage, and receive multiple design options in minutes, with the ability to generate new designs until they find one they love. Currently, Drafted operates with a lean team of six employees, including four from Atmos, and has raised $1.65 million at a post-money valuation of $35 million. Notable investors include Bill Clerico, Stripe’s Patrick Collison, and NBA player Moses Moody. Clerico, who had previously invested in Atmos, was eager to support Donahue's new venture and quickly committed funding after hearing the pitch. Drafted positions itself as a middle ground in the custom home design market, offering affordability and customization compared to traditional architects and template plans. With complete design plans priced between $1,000 and $2,000, the company’s unique AI model, developed using real house plans, allows it to operate at a fraction of the cost of conventional AI solutions. Currently focused on single-story homes, Drafted plans to expand its offerings to multi-story designs and lot-specific features in the future. While only 300,000 of the one million new homes built in America each year are custom designed, Donahue and Clerico believe that making this process more accessible could significantly increase demand. As Drafted begins to attract around 1,000 daily users, Donahue’s wealth of experience and insights from his previous venture may provide a competitive advantage as he aims to establish Drafted as a go-to platform for custom home design. The journey ahead will reveal whether the housing market, historically resistant to disruption, will embrace this innovative approach to home customization.
