Apple commits to Rs 1,333 crore office lease over 10-year tenure in Bengaluru

Apple is significantly increasing its presence in India by securing a long-term office lease in Bengaluru. The tech giant has finalized a 10-year agreement for an additional 121,203 square feet of office space at Embassy Zenith, a prominent commercial office tower. The monthly rental fee for this new space is approximately Rs 2.84 crore. Following this latest expansion, Apple’s total office area in the building reaches around 389,000 square feet. As revealed by real estate data analytics company Propstack, this lease will cost Apple an estimated Rs 1,333 crore over the full term. The leased area spans multiple floors, from the ground level to the fourth floor. The lease agreement stipulates a rent of Rs 235 per square foot each month, which is the basis for the total monthly rent. The property owner, MAC Charles (India) Limited, has initiated the lease starting September 25, 2025. Additionally, Apple has made an upfront security deposit of Rs 14.24 crore. It is noteworthy that the rental price will increase by 4.5% annually, commencing from April 3, 2026. Moreover, the lease agreement restricts Apple from terminating the contract before April 2, 2030. Alongside the office space, Apple will also incur monthly charges for 123 parking slots, totaling Rs 11.07 lakh. Although details of the expansion have been disclosed through real estate analytics, Apple has yet to officially comment on the new office space. This move is part of Apple's broader strategy to enhance its operations and retail presence in India.
