AI startups continue fueling San Francisco’s office recovery

In a remarkable turnaround, early-stage AI startups are revitalizing San Francisco’s Northern Waterfront, a region that had been plagued by 'for lease' signs in the wake of the pandemic. Recent reports from the San Francisco Business Times reveal that five AI-centric companies—four of which are Y Combinator alumni—have signed leases for a combined total of 23,900 square feet at the Waterfront Plaza complex. This surge in activity reflects a broader trend within the city, where AI firms stand out as one of the few sectors experiencing growth. Last year alone, these companies leased an impressive 1.6 million square feet, bringing their total occupancy to 5 million square feet. Notably, OpenAI occupies a significant portion of this space. According to projections from real estate firm CBRE, the expansion of these agile startups could lead to a staggering 21 million square feet of occupied office space within the next five years. This growth is expected to significantly reduce the current 35.8% vacancy rate in the city and generate tens of thousands of new jobs. Colin Yasukochi, an analyst at CBRE, emphasizes the potential impact, stating, 'It could fundamentally change the vibrancy of downtown.' Waterfront Plaza, which spans five buildings and totals 442,000 square feet, has a history of diverse tenants, including WeWork, making it a key player in the ongoing transformation of the area.
